Several factors can have a major impact on how long your home stays on the market and what the eventual sales price might be.
 
The listing price is probably the most important. You don't want to overprice or underprice the home. Market price will determine how much the buyer is willing to pay.
 
Location is something that potential buyers will definitely consider. How convenient is the property to schools, shopping, services, and areas many buyers are looking for.
 
Local market conditions also play a role. Know how quickly homes in the area are selling and whether area prices are increasing or declining. Dazzle buyers by brightening up your home and making it sparkle. Remember, buyers are most attracted to clean and well maintained homes.
Lastly, keep in mind that contract terms can make or break a sale. Be very clear about inspection dates, closing dates, mortgage approval contingencies, seller disclosures, and what fixtures are to be included.
 
Focus on these factors while your realtor focuses on marketing your home and you should be well on your way to a positive outcome.
